Aesbestos Abatement Procedure

MAC Facilities and MAC Risk/Insurance needs to be notified of asbestos abatement projects.

Copies of reports will be sent to MAC Facilities with a cover letter of work on a monthly basis. The closeout certification will also be forwarded to MAC Facilities.

When asbestos abatement is necessary, the entire room should be abated.

The design consultant and tenant design consultant should notify MAC, construction manager, and hazardous materials consultant of work in areas that may require asbestos abatement. Design consultant’s drawings are to be forwarded to hazardous materials consultant.

A front-end inspection of the work area(s) is completed by hazardous materials consultant to verify quantities and locations of asbestos-containing materials, staging areas, access to needed utilities and timeframes.

An estimate of the project cost, both for the removal contractor and hazardous materials consultant’s service fees, is completed.

Option 1: Cost of Removal Less than $25,000

If removal costs are less than $25,000, hazardous materials consultant develops a stand-alone specification that is reviewed by the design consultant, if requested, and is then assigned a MAC purchase order number.

Quotes are received from three (3) contractors. A pre-bid conference and associated activities are completed by hazardous materials consultant.

Payment application paperwork is processed by the design consultant. A confirmation, either written or oral, from hazardous materials consultant is generally given before the payment application is accepted.

Option 2: Cost of Removal Greater than $25,000

When removal costs are greater than $25,000, hazardous materials consultant assembles a specification that is included in the design consultant’s bid documents. The project is put out for public bid. A pre-bid conference is conducted in cooperation with the design consultant and hazardous materials consultant. Payment application paperwork is processed by the design consultant. A confirmation, either written or oral, from hazardous materials consultant is generally given before the payment application is accepted.

Hazardous materials consultant oversees the asbestos removal and conducts the regulated air monitoring for the duration of the project.

After the project is completed, the asbestos contractor submits post-project submittals to hazardous materials consultant. These submittals are included in the final report developed by hazardous materials consultant and forwarded to MAC.
